The Challenge

Residents of a new £5m Extra Care scheme for older people in Swindon are certain to be dry because a high capacity Marley rainwater system has been installed on site. A Marley Deepflow 150 system has been incorporated on the roof of Dairy View in Cloatley Crescent, Royal Wootton Bassett, providing a complete drainage solution for the five-storey property

The Solution

Social enterprise Housing & Care 21 are developing the scheme which comprises 48 one and two-bedroom apartments featuring purpose-built facilities such as level access showers and wheelchair access. A 24-hour care service will be offered on site along with a range of communal facilities including a hair salon, café, laundry and cinema room. The amenities will be open to residents and other pensioners in the local area.

Contractor on the project, Keyplan Engineering, worked with Aliaxis UK's Technical Team to source an optimum drainage solution for the care home. “The large size of the roof area was a concern for us,” explained Contracts Engineer, Spencer Hurst. “We consulted with Marley experts who carried out some roof calculations and determined that we would need an increased capacity system to the one that was initially specified in order to take away the rainwater correctly.”

A number of key factors must be taken into consideration when assessing the suitability of a rainwater system. These include the size of the roof area to be drained, estimated rainfall intensity, flow characteristics of the gutter system, and the number and position of downpipes.

“The Marley Deepflow 150 system was chosen for its high capacity, durability and ease of installation,” said Hurst. “The 'easy clip' technology made it simple to joint the gutter and fitting, and easy to take apart when required.”

The fascia brackets on the system have roller bars, which enable the gutter to expand and contract without creaking. In addition, fewer downpipes and drainage connections are required and the system is capable of carrying up to 6.0 litres of rainwater per second. This makes it ideal for small to medium commercial projects like the Cloatley Crescent extra care scheme as well as for industrial applications.

“Aliaxis also supplied a series of smaller downpipes with bespoke gutter angles to accommodate maximum flow from the gutter system whilst providing a more aesthetically pleasing finish to the exterior of the building,” added Hurst. “When we needed help, the Aliaxis team responded instantly and I’m genuinely delighted with the service that we received.”

Marley Deepflow 150 is a Life4 rainwater system that can withstand exposure to time and the tempestuous British climate for up to four times longer than standard PVCu rainwater gutters and downpipes. Life4 gutters and downpipes are co-extruded with an external durable, high specification material with high gloss levels, ensuring that the products look better for longer than standard systems. All materials used in the range are lead free.
